Optimal cleanliness, beautiful and welcoming owners all immersed in the greenery of the capital... quiet surroundings with many amenities... plenty of breakfast with the possibility to always use anything with a refrigerator always available... the owner has always been very welcoming and available... to mark as the undeniable milestone of our five-day stay.

A perfect stay

Very inaccurate because the host forgot to book, so they deleted us and gave me alternative reference facilities, but now the damage was done.

The landlord forgot about the reservation.

We stayed here June 3. It's a short (heavy-traffic) walk to the Via Appia Antica, and the Santa Domitilla catacombs, which is the reason we chose it. The B&B is an apartment in a complex, which has a nice, peaceful garden setting that could be fantastic with a little TLC by the complex owners. The room is clean, comfortable, and modern with a comfortable bed. The bathroom is also modern. Our room had a nice terrace, which needed to be cleaned and the plants changed or taken care of. Breakfast was a decent croissant from a nearby bar, an automatic espresso machine, and packaged snacks. It took a few tries to get the espresso machine to work, but I figured it out. I've never stayed in an AirB&B (we always use B&B's), but I always imagined they would be like this - a functional, clean apartment at a good price, on your own with someone to call in an emergency, but not like someone inviting you into their home or treating you as a guest. So, as traditional B&B's go, I'd rate it low, but as a clean, comfortable, affordable place to stay near the catacombs/Appian Way, I'd stay there again.

Clean, comfortable, close to catacombs and Via Appia Antica

This B&B is located in a nice neighborhood with plenty of street parking. The room was very clean and modern and our room (Camera 2) had a nice balcony area.  Modern amenities, good free WiFi and very reasonable rates. Good location to visit Via Appia and Catacombs. We stayed one night before our flight out of Fiumicino. Breakfast was “serve yourself” but was available from 7:30 am to noon. Plenty of yogurt in fridge and packaged breakfast items with fresh croissants (cornetti).

Nice & Clean B&B near Via Appia

It's a really nice place, very clean and very organized, located in a quiet green neighborhood and close to the public transportation to the city center. There's nothing missing from fresh breakfast every morning to rice milk or soy milk for those suffering from intolerances. Thanks to Flavio and Antonella who made us feel at home.

Clean and modern room with spacious balcony, good breakfast, television, air conditioning, owner to the fullest of friendliness and availability, area close to the old apia park and ardeatine pit, residential area submerged in greenery, highly recommended.

It's perfect.

Located in a quiet neighborhood near the center of Rome, easily accessible by car, clean room, very clean bathrooms, and breakfast with everything available, highly recommended to anyone who wants to spend days in Rome.

An excellent brand new structure, masterfully directed by the owners who, with courtesy and skill, make you feel at home, clean, cozy, finely furnished and tastefully pleasing, immersed in the greenest and most complete tranquility simply perfect.

A fantastic five-star structure masked by B&B.

Apart from the noise of the city, a very welcoming b&b! The owners are very kind and available, the ns room is beautiful and comfortable. They even accepted us with their dog. Recommended for those who want some peace of mind... unfortunately it is not much served by public transport, but you can fix it with car-sharing.

B&B in total peace

We stayed in this b&b for a couple of days x reasons of work. It is located in a quiet residential neighborhood, in the green. We were very well received, we were greeted with extreme kindness by the owner. The rooms are large and comfortable, the bathrooms are new, clean and modern. Breakfast abundant and rich. Despite the traffic strike we managed to reach the center thanks to the availability of the owner who accompanied us with his car. Very recommended.
